Communication Guidelines

We are a condominium community and, as such, all common property components, from the roof line down and out to the sidewalk, are maintained by those the association hires to service the San Marco II community. This primarily involves landscaping and irrigation. Sunstate Management is our Property Manager and should be your first point of contact when any issues arise other than landscaping and irrigation. LMP (Landscape Management Professionals) is our Landscape Contractor and they provide for direct communication from owners via their online Work Request system. Sunstate and the Board are copied on any landscaping and irrigation requests made through the system.

There are three ways to contact Sunstate:

  1. Submit a work order on our website at www.sanmarcoiiatvgrc.com. To do this, click on the Work Order menu item and then click Other Request.
  2. Call Sunstate at 941-870-4920, and leave a message for Lauren Wilson, our assigned property manager.
  3. Email lauren@sunstatemanagement.com.

In all three cases, the board will be informed about the issue by Sunstate and make decisions as needed to assure appropriate and timely follow-through.

There are two ways to contact LMP for landscaping related issues:

  1. Submit a work order on our website at www.sanmarcoiiatvgrc.com. To do this, click on the Work Order menu item and then click Landscaping Request. On the next page, next to Sarasota Branch click on Submit Request. On the next page, click on San Marco II COA. The service request form will display. Where it reads Company | Property, enter San Marco II. Then identify yourself and enter your request. You will receive a confirmation email from LMP.
  2. If you are unable to submit your landscaping service request online for any reason, please call in your request to LMP at (941) 556-9404. If your issue is an emergency, please call (877) LMPPRO1.

Be advised that our landscaping contract only covers plants approved by the VGRC’s Architectural Review Committee and deemed low maintenance by our landscape contractor. This does not preclude owners from adding to their landscaping on their own, but if the plants to be added are not low maintenance, it will be the owner’s responsibility to maintain them. This includes hand watering to supplement the controlled irrigation system’s limited watering times, along with any appropriate trimming. If you have any questions about specific plants, please communicate them to Sunstate who will in turn notify the board. The board, after conferring with the landscape contractor, will get back to you as to whether you will need to maintain the plant yourself, or you can rely on the landscape contractor to do so.
